The Part of Your Rate the Fed Can't Touch

The Fed decides Wednesday, December 9, and this meeting comes with fresh projections and the dot plot, so expect a loud week. If you're shopping a DSCR loan or a fixed rate purchase, most of that noise lands on the wrong part of your quote.

A fixed mortgage quote is three numbers stacked together.

The benchmark. Mostly the 10 year Treasury. The Fed influences it through expectations, not by decree. On plenty of Fed days it barely moves.

The spread. The gap between the 10 year and mortgage rates. It's set by how much investors demand to hold mortgage bonds, and that rises when rates are volatile and prepayments are hard to predict. This fall the gap has run wider than its long run norm, which means part of every quote is a volatility charge, not a Fed charge. It tends to narrow when markets calm down, whatever the Fed does.

Your file. For a DSCR loan, this is where the pricing adjustments live: the ratio of rent to payment, how much you put down, the property type, and the prepayment penalty you choose. This is the only layer you control.

Here's the practical read for an investor. You can't move the benchmark and you can't move the spread. You can move the third layer, and it often moves the quote more than a Fed meeting does. A longer prepayment penalty usually buys better pricing. So does a lower loan amount relative to value, or a stronger ratio. The tradeoff is flexibility, and whether that trade is worth it depends on how long you plan to hold.

Say you're buying a rental you plan to keep at least five years. A prepayment structure that matches your hold can be one of the cheapest ways to improve your pricing, because you're giving up an exit you weren't going to use. Plan to sell or refinance in two years, and the same structure turns expensive.

So Wednesday is worth watching. It just isn't where your best pricing move is.
